Remodeling 101
We've all heard stories about home remodeling gone wrong— No need to panic! With the right information and questions, remodeling can be a smooth process. Here are a few top tips:
Look for a contractor who is reliable, experienced, and understands your needs.
- Get multiple estimates!
- Always ask for a detailed written quote (an estimate of costs). Make sure to review this carefully, as it spells out exactly what is included in the agreed upon price. Assume anything not specifically listed will increase the cost. People often exceed their budget because they end up picking materials that cost well above what is quoted.
- See materials in person! Be sure to touch samples and look at colors in different lighting before committing.
- Ask your contractor for a copy of all necessary documentation to keep for your own records (permits, warranties, receipts, etc.)
- Research contractors’ licenses, insurance, reviews, and past work. You should have confidence that they understand your vision and can execute your style.
- Contractors often hire subcontractors to complete specialized tasks, like plumbing, electrical work, or painting.
Key Considerations
Goals & Priorities
What do you want to achieve with this project? What is the purpose— your own enjoyment or to boost resale value? Communicate this with your contractor, as it influences the best approach. It's also a good idea to gather inspiration images to help communicate your style.
Budget
How much can you afford to spend? Factor in a contingency of 10–20% for unexpected costs. Also factor in expenses like permits or temporary living arrangements if needed.
Time
How long will the project take, and does it fit your schedule? Are there any upcoming events (holidays, guests, etc.) that might be affected? Consider lead times—custom or rare materials may take months to arrive.
Resale
Will this remodel add value to your home? How does the value compare to the amount of investment?
Are you over-improving compared to your neighborhood?

Regulations
Many people don't realize they are limited by HOA remodeling restrictions. Look into your community's rules about what work can be done and when (some buildings limit working hours). Other restrictions include protections for historic homes and local zoning laws. Experienced contractors in your area should be knowledgable about this.
Living Arrangements
Can you stay in the home during renovation, or will you need to set up temporary housing? If staying, how will you deal with noise, dust, and limited access to certain rooms? Make a plan with your contractor to keep pets and children safe during demolition & construction.

Vetting the Contractor

- How long have you been in business?
- Do you have experience with projects similar to mine?
- Can you provide references from past clients?

- Who will be my main point of contact?
- Do you do a final walkthrough with the client to ensure satisfaction?
About the Project
- What is the estimated timeline for this project?
- How do you handle project delays or unforeseen issues?
- Will you obtain the necessary permits, or is that my responsibility?
- What is your daily work schedule like (start/end times, cleanup, etc.)?
- Will I be able to use the space during the remodeling process?
- How do you handle cleanup and disposal of construction debris?
Budget
- Can you provide a detailed written estimate (also called a quote)?
- What is your payment schedule?
- Are there any potential hidden costs or unexpected expenses I should be aware of?
- Do you offer a warranty on your work? If so, for how long?
Subcontractors & Materials
- Will you be working on the project yourself, or will you use subcontractors?
- How do you vet and manage subcontractors?
- What brands or types of materials do you typically use?
- Will you source the materials, or is that my responsibility?
- Can I select my own materials, or do I have to use what you provide?
